Is Now a Good Time to Buy or Sell in LA?

One of the most common questions we’re hearing right now is simple: “Is this a good time to buy or sell?”

The honest answer is that timing the market perfectly is nearly impossible. Even economists and institutional investors rarely get it exactly right. What tends to matter more is positioning within the market that exists today.


Here are a few dynamics currently shaping the Westside housing market:

In Brentwood, the number of homes for sale has remained low throughout the start of this year, particularly in neighborhoods north of Sunset like Crestwood Hills, while Brentwood Park has seen a lot of sales with off-market activity.

In Santa Monica, inventory north of $10M is much more quiet with very few new listings hitting the market comparatively to last year at this time, particularly North of Montana. Areas like Sunset Park continue to attract strong interest when priced appropriately.

In Venice and Mar Vista, inventory tends to move quickly when properties are architecturally distinctive, newly built, or thoughtfully updated. Larger new developments are also attracting strong demand. Notably, some pockets of Mar Vista are now achieving sale prices comparable to Brentwood, reflecting a significant price appreciation compared to historical norms.


Buyers are more selective

Higher borrowing costs have made buyers more analytical and patient. Although interest rates have dropped, today’s buyers are carefully evaluating location, condition, and long-term livability rather than making rushed decisions.


Well-priced homes still move

Homes that are priced appropriately for the current market, and presented well, continue to sell. Properties that miss the mark on pricing often sit longer while buyers wait for adjustments.


Real estate remains a long-term investment

Most homeowners in Los Angeles hold property for many years. Over that time horizon, market cycles tend to smooth out. Decisions about buying or selling are often driven more by life changes than short-term timing.

So, is it a good time? For some people, yes. For others, waiting may make more sense. The right strategy depends on your goals, your timeline, and the specific neighborhood you’re in.
