Brentwood's Top 10 Home Sales: The Price History Behind Each One
Ten homes closed in Brentwood in the last 3 months at prices ranging from $3.8M to $29M. One of them sold at full asking price with zero days on market. Another sat for 155 days and closed roughly 24% below its original number. Two homes on the same street, Chickory Lane, ended up worlds apart relative to ask.
The market isn't strong or weak right now. It's precise. Homes priced to the comps are selling in under three weeks, some with competition. Homes priced to hope are funding their buyers' negotiations, and that applies whether you're selling a finished house or the dirt and the vision.
Here are all ten sales and the price history behind each one.
1. 1204 Chickory Ln - $29,000,000
The biggest sale of the period, and the clearest pricing lesson on the list. This David Maman–designed new build, the site itself traded for $5.75M in 2021 before the rebuild, hit the market in August 2025 at $38M, relisted in February at $34.995M, and closed at $29M after 155 days. That is roughly 24% off the original ask.
Even at the very top of the market, the first number matters.
2. 563 S Burlingame Ave - $13,995,000
A gated 1927 Spanish Revival that last traded in 2011 for $6.36M. Fifteen years later it listed at $15.495M and closed at $13.995M in 51 days, more than doubling, at $2,401 per square foot, the highest price per foot of any sale on this list.
3. 1046 N Norman Pl - $7,726,515
A 2004 Spanish estate that took the scenic route: a $500K reduction to $8M mid-listing, then 97 days on market before closing about 3.4% under the reduced ask. A solid outcome, but a journey that better initial pricing likely shortens.
4. 2220 Banyan Dr - $5,850,000
The most interesting price history of the group. This Mandeville Canyon mid-century first surfaced in May 2025 as part of a two-home compound asking $9.95M, then came back standalone at $6.25M, then $6.195M, and finally $5.995M this May, at which point it sold in 13 days at $5.85M.
After a year of chasing the market, the right number found the buyer in under two weeks.
5. 867 Wellesley Ave - $5,375,000
A custom East Coast traditional in the Brentwood Country Club enclave, built in 2012 and reimagined in 2016. Listed at $5.995M, closed in 21 days at 10% below ask. Buyers negotiate hard even on turnkey product.
6. 12637 Homewood Way - $5,275,000
Not a finished home. This one sold at land value with approved plans for a 6,500 SF modern in the Kenter Canyon school district. The original 1957 house traded for $4.526M in 2022, and the seller brought it back with plans in hand: listed near $6.9M in late 2025, cut to $5.995M, then $5.495M, and closed at $5.275M after 87 days.
A reminder that buyers price entitled land on their own build math, not on the seller's vision.

7. 1215 Chickory Ln - $4,675,000
The award-winning contemporary off Tigertail that made the cover of Los Angeles Magazine, with city-to-ocean views. Last sold in 2010 for $3.295M; it listed at $4.995M and closed at $4.675M in 29 days.
8. 12229 Dunoon Ln - $4,350,000
The sale of the period, pound for pound. A restored 1937 traditional on a cul-de-sac lot with a guest house, listed at $3.999M in late June and closed at $4.35M in 9 days, nearly 9% over asking, at $2,065 per square foot. It sold for $2.05M in 2013 and $3.242M in 2020.
When charm, lot, and location line up, buyers still compete.
9. 912 Honeywood Rd - $3,975,500
A mid-century up by Kenter that traded for $2.7475M in 2021 after 40-plus years in the same family. Five years and a renovation later, it listed at $3.998M and closed within $23K of asking in 10 days, a 45% gain on the 2021 basis.
10. 443 N Greencraig Rd - $3,800,000
Zero days on market. Full asking price. Done before days on market could ever become a factor, the off-market playbook working exactly as intended. It sold for $1.155M back in 2012.
What These Numbers Tell Us
Two homes on the same street, Chickory Lane, closed worlds apart relative to ask.
Dunoon went 9% over in 9 days. On Homewood, even a lot with approved plans needed 87 days and two price cuts before it found its number.

How We Approach Selling a Home in Brentwood
Selling your home is one of the most significant financial decisions you'll make. We treat it that way.
Every engagement starts with one question: what are your goals? Maximum price. Fastest sale. An off-market test. Buy first, sell second. No two sellers want the same thing, so there's no template campaign here, we build the strategy around what moves you forward.
Prep. If maximizing price is the goal, and for most sellers it is, we walk the house and show you what actually drives value at the lowest cost. Sometimes that's paint, staging, or decluttering. It's rarely a kitchen or bath remodel, even when sellers assume it is. We know who the buyer is for your specific home, so we know exactly how to position it for them. Prep is one call, one team, every detail handled by our trusted vendor network.
The off-market test. This is the part most agents skip. Before your home ever hits the open market, we test pricing off-market through Compass three-phase marketing, Top Agent Network, and two decades of agent relationships. Days on market never becomes a liability, we adjust on real feedback before you go live, or sell off-market entirely. That's exactly what happened at 443 N Greencraig: zero days on market, full asking price.
The launch. When we launch, we launch strong. Daytime and twilight photography, floor plans, video, reels, email, mailers, and targeted ads. Curated images, not a photo dump. Plus a custom open house strategy built for each listing.
Negotiation and communication. When offers come in, twenty years of relationships go to work on every term, not just price. And you get weekly updates with real data throughout. No fluff.
Frequently Asked Questions
What is the median home price in Brentwood right now? Among the 15 single-family homes that closed in Brentwood outside Brentwood Park between June 23 and July 23, 2026, the median sale price was $4.35 million and total volume was approximately $97.8 million.
How long does it take to sell a home in Brentwood? The median was 26 days on market. But the range is what matters: well-priced homes closed in 9 to 21 days, while two properties took more than 150 days. Pricing, not the calendar, drives the timeline.
What was the most expensive Brentwood home sale this period? 1204 Chickory Ln closed at $29,000,000, a roughly 15,000 SF, 9-bedroom David Maman–designed new build. It originally listed at $38M in August 2025 and closed 155 days later at about 24% below that first number.
Are Brentwood homes selling over asking? Some are. Three of the fifteen closed at or above asking. 12229 Dunoon Ln sold for nearly 9% over ask in 9 days at $2,065 per square foot. The homes going over asking are the ones that were priced to the comps from day one.
Should I sell my Brentwood home off-market? It depends on your goal. Off-market makes sense when privacy matters, when you want to test pricing without accumulating days on market, or when you need to buy before you sell. 443 N Greencraig Rd closed at full asking with zero days on market that way. We'll test it off-market first and tell you honestly whether the open market would do better.
How do you decide what to fix before listing? We walk the house and identify what actually drives value at the lowest cost. Usually that's paint, staging, and decluttering, rarely a kitchen or bath remodel, even when sellers assume otherwise. The answer depends on who the buyer is for your specific home.
